Prepare Your Home for Sale to Gain a Competitive Edge

The beginning of the year is a great time to sell your home. However, it’s also the most popular time to sell.  Consequently, you will face much more competition. What can you do to prepare your home for sale so it’s the most desirable residence in your neighborhood?

Become the Terminator of Clutter

Dedicate scheduled times to go throughout your home and gather up excess items – clothing, gadgets, tools, furniture, broken items, etc. Donate, trash or sell anything you know you won’t use in your new home. Neatly arrange the things you are keeping without crowding your closets.

 Update, Repair and Clean

Do a thorough cleaning of your home or hire a cleaning company to give it that polished look. Have your carpets professionally cleaned. Fix any plumbing or electrical issues. Make sure all of your appliances are in working order. If you still have that harvest gold refrigerator from the 70’s that’s on its last legs, consider updating it with a newer model.

Paint Your Home

The first thing that home buyers notice when they enter your home is your paint color. If your walls are wearing too many colors, your home will look smaller. It’s best to select a color that will appeal to most home buyers. Usually, neutral tans or beiges will do the trick. You’ll be surprised at how new your home will look with a fresh coat of paint.

Make Your Home Look More Spacious

Rent a storage unit if you have too much furniture in your rooms. It will be well worth the money because you’ll sell your home faster and more profitably. Angle furniture when you can to create more space in a room.

Brighten and Lighten

Remove any outdated heavy drapery which make your rooms darker. Whenever possible, use window treatments that will let the maximum amount of light shine into your rooms. Sheers, shades or blinds that can be rolled up are good choices.

Define Each Room’s Function

Don’t make home buyers guess what the purpose of a room is.  For example, avoid placing pool tables in dining rooms. If you are debating whether to show that fourth room as an office or bedroom, choose the latter. Real estate statistics have shown that the bedroom will get you more money than the office will.

Spruce Up the Exterior

Make a stellar first impression by addressing any painting, masonry, landscaping, or roof issues. Declutter outside, too. Replace your front door hardware and mat if they look worn. Wash your windows.
