What Size Television Does Your Room Need?

Well, it’s no secret that with the Superbowl only a week away now is the best time to buy a new television.  Stores are now offering the very best deals.  I can’t tell you what is hot in the world of technology. What I can offer you is some tips in choosing what size of television is appropriate for your space.flat-screen-tv-guy

It’s not always the bigger the better. I know some men feel they need the largest TV they can get their hands on but it’s not always the case. There’s actually a pretty simple formula to determine the size you need. Measure how many inches are between where your TV will go to the main seating area. Now divide this number by three and you have your perfect size TV. Let’s say there is ten feet between the wall your TV will be on and the sofa- that’s 120 inches. Divide this by three and you need a 40″ TV. Simple huh?

Keep in mind:

  • Open floor plans are very popular today. Make sure you can see the TV from all areas needed. You may want to look into a wall mount that you can rotate the screen. Overstock.com has a great selection at great pricing.
  • If you are placing it into a niche, make sure you measure. Two inches smaller on all sides is optimal.
  • Thinking about above the fireplace? Make sure it won’t be too high to view comfortably. Also, if you use the fireplace often the heat may damage the TV. Is your mantle deep enough to block the heat if you do use it occasionally?
  • If you have a console below, make sure the TV is not wider than the furniture! It’s a very common mistake but still looks ridiculous.

Super Suite for a Super New Jaguars Owner

Interiors Revitalized was lucky enough to be asked to decorate two luxury suites for the Jacksonville Jaguars new owner, Shahid Khan, and what an experience it was. We only had three days to create the perfect space to generate some game time excitement for Mr. Khan and his guests.

We used the existing furnishings and the artwork was borrowed by local companies. We were in charge of placing the furniture , installation of artwork and adding additional accessories that we all know really warm up a room. Jacksonville’s very own Adrian Pickett lent the Jaguars some of his finest charcoal drawings which was the perfect touch to show Mr. Khan just how talented Jacksonville really is. Affordable Art and Framing lent some fantastic framed photographs and jerseys that again was perfect for the space.

Once the furniture was in the right spots we could place just where each piece of art would go. We could then bring in the fun stuff… time to fluff! Just like home staging,  having a few accessories can really warm up a room. Everything revolved around the colors- teal, black & gold. We brought in lamps for secondary lighting, pillows, and tons of accessorizes for all the niche areas.

The verdict was in! After the game we spoke to luxury suite coordinator who said our suites got rave reviews by all. They loved the spaces so much that they ended up purchasing all of the items that we brought in. Job well done us!

Summertime is for Porches

Whether you are selling your home or not, it’s time to spruce up that porch for summer. Porches are often overlooked, but if you are fortunate to have one make the most of your outdoor space. With a few simple steps, your porch can become an extension of the rest of your home.

1. Clean the porch thoroughly with a pressure washer.

2. Freshen up furniture with paint and/or colorful cushions and pillows. Don’t be afraid to mix and match color and styles of furniture. It doesn’t have to be matchy matchy!

3. Lay down a cotton or outdoor rug.

4. Plant a few flowers in containers for color.

5. Treat the porch like an indoor room. Hang decorative objects on the wall such as ironwork or metal. Place a lamp on a side table or use a standing fixture.

6. Pour a glass of lemonade and relax with a good book. Enjoy!

Outside staging for this west side Jacksonville, FL home

Here’s a beautiful home on the westside of Jacksonville, FL that needed a little help setting the stage on the outside. That’s right- we not only tackle the interiors of homes to make them attractive to buyers but also exteriors.

after-1The curb appeal for this 1960’s ranch needed a little attention. The large cactus plants and evergreen bushes were blocking much of the exterior of the home. The remaining bushes were also overgrown. Once we removed and trimmed back the landscaping there was now room for some smaller scaled foliage. We went with a few deep red grasses to replace the cacti and some random plants that will have color once in bloom to create interest with the shrubs. We added fresh cyprus mulch to the beds and -kaboom- we have a new view of the house!

before-2The interior of the home just need a few home staging tweeks to help make the rooms flow better and feel a bit more open. In the living room we removed one of the recliners and many of the smaller pieces of artwork. When staging your home for sale always opt for a after2few large pieces of furniture or art not many small ones.

RMC McGala Centerpieces & How to Make Your Own!

026Creating the centerpieces for the Ronald McDonald House McGala, which was held at the Sawgrass Marriot in Ponte Vedra Beach Florida, was by far the most fun day we’ve spent decorating so far in Interiors Revitalized history. Heather & I got to play with flowers ALL day and create several different types of arrangements for different spaces throughout the event.

030We were lucky enough to have the instruction from Liz Stewart from Liz Stewart Floral Design. Please check her website, it is absolutely beautiful! She showed Heather and I how to create the most wonderful centerpieces that were simple, natural and very elegant. See the link at the top of this article for step by step instructions to create your own budget friendly arrangements.

023Raymond Scott from Ardus Design Group volunteered his services to create & carry out the concept for the McGala.  The Ronald McDonald House theme was carried seamlessly throughout the event. Ray’s creative instinct, professionalism & hard work paid off by the looks of the end result.

016For those who are not familiar with the Ronald McDonald House Charities, they provide lodging & other services to the families whom have children that are chronically ill or seriously injured. It is a fantastic organization and we feel blessed to have been included in the preparation of the event.

 

NOW this home is ready for sale- St. Augustine, Florida

before1This St.Augustine home is now ready to be put on the market. With a little elbow grease we got this property in better condition and ready for pictures. We had one word for the homeowner- declutter! after-1Here’s the bad news- the before pictures are actual photos that were used for the MLS. This home was being displayed in this manner for the one month it was listed. No wonder it was still on the market!

before-2Pictures are worth a million VIEWS! At least 95% of people are looking for their future home online. Make sure you have great pictures- and lots of them- when you have your home up for sale. By showing a messy after-2house, you are telling buyers that you do not maintain your home and it is very dirty. Would you go to a garage sale and by filthy clothes- yuck!

There are so many homes on the market today. Unless you really don’t want to move or are willing to take alot less for your home you better have great pictures online. The good news is- decluttering is FREE! By simply removing or rearranging your furniture and accessories, you can update and neutralize your home.

Fantastic Results for This Jacksonville Home

Interiors Revitalized has yet another great success story for a Jacksonville, Florida home. We can’t say this enough- but it takes three things to get your home sold:

This home obviously had all three things going for it because it only took three weeks to accept a contract. Julie McWhorter with ERA Davis & Linn was the listing agent for this home.  Julie did her homework and came up with that magic number, encouraged the seller to make a small investment in staging, and marketed the home  effectively. Julie’s hard work resulting in the home taking a brief three weeks for a contract.

Did you know that the fabulous online shopping site Overstock.com has a close connection to our very own Jacksonville, Florida community?

At the end of 2009 Overstock.com started a campaign to raise funds for Jacksonville based- Wounded Warrior Project. As of September 3, 2010 they have raised $265,000. Here’s a little overview on both…

The Wounded Warrior Project is a nonprofit that provides support for those injured in the United States armed forces. WWP is headquartered right here in Jacksonville and has three goals: to provide awareness, assist the injured & create programs for service members.

Got paint? 5 top areas to cover when selling your home.

We all know how important it is to have your home in near perfect condition when you are selling. Paint might very well be the best place to invest a few bucks to get that home sold fast. Here are five great areas to paint and a few tricks of the trade.

  • Front door: Ok- you knew that one was coming. Your front door is the least expensive but most important area to paint. If the exterior color of your home is light opt for a dark color on your door and just the opposite for a dark exterior. Popular colors for front doors are red, blue & brown. Black is also another great color because their is a certain richness it brings. When choosing red, be careful. It might be the most difficult color to master.

  • Bathrooms: Again, just a little investment can go a long way. Bathrooms are the perfect space to choose a dark color. The isn’t alot of wall space so don’t be scared to go dramatic. You can always lighten up with decorative towels & accessories. Favorite color: Sherwin Williams- Tavern Taupe
  • Garage: This space is a bit more of a luxury to paint but it is amazing how much it transforms this room. Don’t forget- you can paint the floor but remember to wash it first. Choose a mid-shade gray for the walls and a beige for the floor and you’ll definitely have the mans vote to purchase.

  • Ceilings: You may not think that buyers look up but they will if your ceilings are not in great condition. It’s a pain to paint them but your buyers will be thinking the same thing. Forget the white, it your have a nice neutral on your walls, go for a shade lighter on the ceilings. Favorites: Walls, Sherwin Williams- Balanced Beige & ceiling, Sherwin Williams- Accessible Beige.
  • Lighting fixtures: If you have polished brass in your home, don’t walk but run to Lowe’s. Polished brass says two things about your home. It’s out of date or there’s builder grade fixtures and they are 10 years old. Instead, make the wise investment of a can of metallic spray paint and cover that shiny brass.

If you are not selling have fun with it. If you are stay neutral. Buyers want to be  able to move right in with no fuss. Last bit of advise- if your not good with color call in a home stager. Picking the right color can be tricky so make sure your not wasting your investment.

 

Getting your home ready to show in 10 minutes.

Do you only have 10 minutes to get out of the house before it will be shown? Maybe the most difficult part of having your home on the market is having it ready to show- constantly! Here are some ideas if you only have a bit of time to pull it together.

  1. Get a game plan. The first thing you need to do is figure out the overall appearance of kitchen-1your home and what things look the worse. Mentally figure out what could be done and how time consuming each task is. What is going to get your biggest return on time? Now get moving beginning with the most important!
  2. Kitchen & Baths. These areas are the most important. What are the potential buyers going to think if these areas are filthy. Yuck! Throw all the dishes in the dishwasher, at least for storage. Put any clutter on countertops in cabinets or the pantry. Wipe down all surfaces,  sinks and put down toilet seats.
  3. Take a quick lap through the house and grab anything laying around. If you don’t have time to put these things away- who cares! You can temporary place these things in the garage or closet with out shame. Just try to place them somewhere that would be unnoticed.
  4. Trouble keeping up with the kids? It seems the toughest thing is for families to keep 1008-006their homes from looking like a jungle gym. Invest in a few large baskets to store their toys in and place them on the floor of the closet or even along the wall. It will look a million times better than all over the floor.
  5. Spot cleaning approved. Flooring is an important thing to have clean when showing a home but can be very time consuming. Hopefully you have time to pull out the vacuum & don’t be afraid to use it on all the flooring. Feel free to run it through the kitchen and bathrooms. It’s much quick than pulling out the broom & dust pan.
  6. Just a minute to spare? Fluff those pillows, straighten out bedding and pick up any debris outside on your way out.

Sounds simple doesn’t it? It may take a few run throughs but it really is that easy. Now just think- if you did part of these tasks every other day, a clean home would be a breeze. Such as life, make sure your priorities are right and you’ll be smooth sailing. Good luck!
