One of the biggest misconceptions home sellers have is that preparing their home for a sale involves decorating it. Here are 6 decorating projects that may kill your home sale:

“Let’s paint our kitchen a bold yellow color to make the room brighter.”

Generally, you will appeal to a larger buyer pool if you stay away from bold colors. Use a lighter more neutral color that will bounce light off your kitchen walls. Furthermore, when selling your home, it’s better to use one color throughout to make your home look larger instead of chopped-up.

“I’ll put a tree in every room for some greenery.”

Too much greenery in your home can be a turn-off. Once a buyer realizes you are growing your own nursery in the house, he will be ready to exit quickly! Include some greenery in a few of your accent groupings. A tree in one room to fill a lonely corner will suffice.  Remember, less is better.

“We need to put a pillow in every color of the coverlet on the bed.”

Placing too many pillows on the bed is overdoing it and will cause the buyers to focus on your bed instead of the room size and architectural features. Two or three that repeat a color in your coverlet are plenty.

“Let’s put a colorful rug over our carpeting in the living room.”

Adding rugs over carpeting will add a heavy, cluttered, look to a room. Keep it simple.  In fact, you should limit the number of throw rugs on your floors, too, because they make the eye stop.  Any time the eye stops, the room looks smaller.

“Let’s set the dining room table. We can put in the table extension and add more chairs. I’ll put on a tablecloth. You get the dishes and cutlery enough for 8 place settings. We can use that large plant as the centerpiece.”

Buyers don’t need to see your dining room table set to realize the function of the room.  If you have an extension on your dining room table, remove it so it’s just the basic size table.  As long as the top of the table is not in bad condition, do not put a tablecloth on it because this will create heaviness.  Place four chairs around the table and place the others in storage. You ‘ll be amazed at how much larger your dining room will look.  Just place a centerpiece in the middle of the table that is in scale with it.

“This entry wall looks too bare. I’ll make a nice wall grouping of the pictures from our family vacation to Antarctica.”

Do you really want strangers seeing your Aunt Bertha and Uncle Humperdinck running from a polar bear?
